Three bedrooms, three bathrooms, on level 4. Green room: corner windows over the water, a table for two, and a fold down wall desk. Queen bed, plus a foldable mattress for a seventh guest. Pink room: queen bed, water view, and a bistro table at the window. Blue room: queen bed and a cushioned window seat. Airbnb never counts floor mattresses, which is why the card says 3 beds. Seven people do fit. Three bathrooms, all with hot water showers. One of them has no window. Kitchen: gas hob and hood, fridge and freezer, microwave, rice cooker, kettle, and a filtered water dispenser. The dispenser gives hot and room temperature water only, no chilled. Living room: sofa, dining table, TV, and its own air conditioner. Four air conditioners in total, one in each bedroom and one here. Balcony: hanging egg chair, a bar counter with stools, and the water in front of you. 200 mbps WiFi. Washing machine and a drying rack.

No durian or mangosteen in the flat. Smoking and vaping indoors carries a RM200 deep cleaning fee. If you smoke, please use the balcony. A lost keycard is RM150. Driving in: stop at the guardhouse window and register with the guard. Say you are a short stay guest at Block 10A, unit 04-03A, parking at lot 81 on P6. Rubbish goes in the kitchen bin. On a longer stay, bag it and take it to the trash room by the lift on your floor. If something breaks, just tell us. Accidents happen and we would rather hear it from you than find it later.

Check in is from 3pm and is self service. The day before you arrive we email a registration link for Aerea Home, the building's resident system. You generate your own QR from it, one for the whole group, and it opens the pedestrian gate and the Block 10A lobby door. Your lift keycard is in a lockbox in the grounds. We send the spot and the code with your arrival instructions. It works the lift to level 4 only and does not open the flat, which has its own 4 digit code. If the door code fails twice, stop. A third try freezes the lock and it will reject the correct code too. Message us instead. Checkout is 11am. Put the keycard back in the same lockbox, scramble the dials, and send us a photo. No luggage storage before check in or after checkout. Daily cleaning is not included. For a refresh on a longer stay, just ask. The TV streams but Netflix is not included, so bring your own login. The wall switch beside the TV cabinet needs to be on. Airport pickup on request, extra charge.
